These Terms of Use and Payment Terms govern access to and use of the RenTA AUTOBill platform and related services provided by MODERNIZE Tech Insights Co., Ltd.
1. Terms of Use
RenTA AUTOBill is an automation-first rental operations platform designed to support billing, receivables, payables, accounting controls, room and billing setup, reporting, and day-to-day property operations. It may also connect with RenTA PORTAL and RenTA STAFF as part of the service environment.
1.1 Acceptance of Terms
By accessing, subscribing to, implementing, administering, or using RenTA AUTOBill, you agree to be bound by these Terms of Use and any related policies, service documents, quotations, implementation scope documents, privacy notices, and applicable order forms issued by MODERNIZE Tech Insights Co., Ltd.
1.2 Eligible Users
RenTA AUTOBill is intended for property owners, operators, management teams, authorized staff, and other business users approved by the subscribing customer. You are responsible for ensuring that your users are authorized to access the service.
1.3 Account Responsibility
- You are responsible for maintaining the confidentiality of your account credentials.
- You are responsible for user access within your organization, including role assignment and removal of unauthorized users.
- You must promptly notify us if you suspect unauthorized access, credential compromise, or misuse of the platform.
1.4 Permitted Use
You may use RenTA AUTOBill only for lawful internal business purposes related to rental operations, billing, finance workflows, tenant support, and operational administration.
1.5 Prohibited Use
- You must not misuse, disrupt, reverse engineer, copy, resell, exploit, or interfere with the service beyond the rights expressly granted.
- You must not upload unlawful, infringing, fraudulent, malicious, or harmful content.
- You must not attempt to bypass security controls, access other customers' data, or use the service in a way that threatens service integrity.
1.6 Customer Data
You retain responsibility for the legality, accuracy, and integrity of the data submitted to the platform. You represent that you have the right to collect, use, upload, and manage the relevant tenant, staff, financial, operational, and contract-related data within the service.
1.7 Availability and Changes
We may improve, update, modify, suspend, or discontinue features from time to time in order to maintain service reliability, security, scalability, and product development. Where commercially reasonable, we will try to provide notice for material service changes.
1.8 Intellectual Property
RenTA AUTOBill, including its software, workflows, content structure, product branding, and related materials, remains the property of MODERNIZE Tech Insights Co., Ltd. or its licensors. These Terms do not transfer ownership of the platform to you.
1.9 Suspension or Termination
We may suspend or terminate access if you materially breach these Terms, fail to pay applicable fees, create security risk, violate applicable law, or use the platform in a manner that disrupts the service or harms other users. For overdue billing, we may apply the staged billing enforcement process described in Section 2.7 below. You may also stop using the service subject to your signed commercial agreement, subscription commitment, and any applicable notice period.
1.10 Disclaimer
RenTA AUTOBill is provided as a commercial software service. While we work to maintain reliable performance, no platform can be guaranteed to be uninterrupted or error-free at all times. You remain responsible for business decisions, accounting treatment, legal compliance, and operational actions taken based on platform outputs.
1.11 Limitation of Liability
To the maximum extent permitted by applicable law, MODERNIZE Tech Insights Co., Ltd. will not be liable for indirect, incidental, special, consequential, punitive, or lost-profit damages arising from or relating to the use of RenTA AUTOBill. Any direct liability should be limited to the amount actually paid by the customer for the relevant service period, unless a separate signed agreement states otherwise.
1.12 Governing Relationship
If there is a signed quotation, order form, service agreement, implementation scope, or master services agreement between you and MODERNIZE Tech Insights Co., Ltd., that signed document will control to the extent of any inconsistency with this page.
2. Payment Terms
The following payment terms are intended to support RenTA AUTOBill subscriptions, implementation, recurring billing automation, and related add-on services.
2.1 Commercial Plans
RenTA AUTOBill is currently offered in Basic, Pro, and Enterprise plans. Plan pricing, setup fees, included capabilities, user allowances, and scale limits depend on the commercial package selected by the customer.
2.2 Setup Fees
Setup fees are one-time onboarding and implementation charges. Unless otherwise agreed in writing, setup fees are payable before project kickoff, implementation, configuration, or production deployment begins.
2.3 Subscription Fees
Subscription fees are billed based on the subscribed plan and pricing model communicated in the quotation, proposal, invoice, order form, or service agreement. RenTA AUTOBill pricing may include monthly unit-based charges, add-on charges, user-based charges, implementation fees, or other agreed recurring service charges.
2.4 Taxes
All listed prices, quotations, and subscription fees are exclusive of tax unless expressly stated otherwise. Applicable taxes, levies, duties, or regulatory charges will be added as required by local law.
2.5 Add-Ons and Additional Users
Additional recurring billing items, service-related billing modules, and extra staff-user access may be charged separately according to the active pricing schedule or an approved quotation. Add-ons become billable when activated for the customer environment unless otherwise agreed in writing.
2.6 Invoicing and Due Dates
- Invoices may be issued monthly, quarterly, annually, or according to the signed commercial agreement.
- Unless otherwise stated in writing, invoices are due within the payment period stated on the invoice.
- The customer is responsible for ensuring timely payment through the approved billing channel.
2.7 Late Payment and Billing Enforcement
If an invoice remains unpaid, MODERNIZE Tech Insights Co., Ltd. may apply a staged billing enforcement process. During restricted or suspended status, RenTA AUTOBill may continue to allow access only to billing and payment functions for settlement purposes. Continued non-payment may result in service restriction, suspension, and eventual termination, subject to applicable law and any signed agreement.

Your business is scheduled for termination due to unpaid billing invoice(s) NT032903283, NT032904283, NT032905283, which are 60–89 day(s) overdue. Please complete payment within the remaining grace period to reactivate your RenTA AUTOBill services and avoid permanent account closure.
2.8 Upgrades, Downgrades, and Scope Changes
Customers may request upgrades, downgrades, changes in unit volume, additional properties, additional modules, or additional user access. Pricing changes, feature availability, and effective dates will follow the approved quotation or the then-current commercial terms communicated by MODERNIZE Tech Insights Co., Ltd.
2.9 Refunds
Except where required by law or expressly agreed in writing, setup fees, implementation fees, and paid subscription charges are non-refundable. Refund exceptions, credits, or commercial adjustments may be granted at our discretion or as stated in a signed agreement.
2.10 Payment Disputes
If you believe an invoice is incorrect, you should notify us promptly with reasonable detail before the due date. The undisputed portion of the invoice remains payable on time.
2.11 Renewal and Continuity
Subscription continuity, renewal timing, billing cycle, notice period, and minimum commitment period will follow the signed quotation, order form, or service agreement where applicable.
