RenTA AUTOBill Terms of Use & Payment Terms.
These Terms govern access to and use of RenTA AUTOBill, RenTA PORTAL, RenTA STAFF, optional modules, implementation services, integrations, support services, and other services provided by MODERNIZE Tech Insights Co., Ltd.
Your approved quotation, order form, service agreement, Enterprise agreement, implementation scope, or other signed document may contain additional or different commercial terms. A signed document takes priority where it conflicts with these general website Terms.

Unit-Based Subscription
Starter, Growth, and Premium subscriptions are calculated using the selected package rate and billable-unit count.
Minimum per Branch
A minimum subscription of 10 billable units applies separately to every branch.
Separate Service Fees
Setup, migration, training, optional modules, integrations, infrastructure, support, and custom work may be quoted separately.
Enterprise Quotation
Enterprise branch scope, minimum subscription, customization, infrastructure, and support are confirmed through quotation.
1.1 Acceptance of Terms
By accessing, subscribing to, implementing, administering, or using RenTA AUTOBill, you agree to these Terms together with applicable quotations, proposals, invoices, order forms, implementation documents, privacy policies, support terms, and signed agreements.
When using RenTA on behalf of a company, property owner, condominium, apartment, branch, organization, or another legal entity, you represent that you are authorized to accept these Terms on behalf of that entity.
1.2 RenTA Services
RenTA services may include:
- RenTA AUTOBill web management and billing platform.
- RenTA PORTAL tenant-facing application and services.
- RenTA STAFF operational and field-work application.
- Billing, receivables, reporting, utility, property, user, and operational capabilities.
- Optional accounting, integration, smart-meter, infrastructure, support, and Enterprise services.
Feature availability depends on the subscribed package, activated modules, approved quotation, technical availability, and signed commercial scope.
1.3 Eligible and Authorized Users
RenTA is intended for authorized business users including property owners, landlords, administrators, managers, finance teams, branch users, staff members, maintenance teams, tenants, residents, and other users approved by the customer.
The customer is responsible for ensuring that access is granted only to properly authorized users for legitimate business and property-operation purposes.
1.4 Account Responsibility
- Customers must protect account credentials, administrator access, passwords, and authentication methods.
- Customers are responsible for assigning roles, controlling permissions, and removing inactive or unauthorized users.
- Shared accounts should not be used where individual named-user accounts are required.
- Suspected unauthorized access, credential compromise, data misuse, or security incidents must be reported promptly.
- Customers are responsible for activity performed through their accounts unless it results directly from a verified RenTA system failure or failure to apply reasonable security controls.
1.5 Permitted Use
RenTA may be used only for lawful internal business activities connected to property billing, rental administration, tenant management, unit management, utilities, payment visibility, support, staff operations, reporting, authorized accounting processes, and related property-management activities.
1.6 Prohibited Use
You must not:
- Copy, reproduce, reverse engineer, decompile, resell, sublicense, clone, or commercially exploit RenTA without written authorization.
- Circumvent access controls or attempt to access another customer’s environment or data.
- Test vulnerabilities, perform penetration testing, scan systems, or interfere with service operation without written permission.
- Upload malicious, unlawful, infringing, fraudulent, abusive, harmful, or misleading content.
- Use unauthorized automation, scraping tools, excessive API calls, or bots that may affect performance, security, or availability.
- Use RenTA in violation of applicable privacy, property, tax, payment, intellectual-property, consumer, tenant, or other legal obligations.
1.7 Customer Data and Accuracy
Customers remain responsible for the legality, accuracy, completeness, quality, and integrity of information entered into RenTA, including property records, branches, units, tenants, contracts, staff, users, billing rules, utility readings, invoices, receipts, opening balances, payments, tickets, documents, and financial information.
The customer represents that it has the lawful authority to collect, use, upload, store, and process the relevant personal, property, billing, operational, and business data.
1.8 Customer Configuration Responsibility
Customers are responsible for reviewing and approving their final property structure, branches, billable units, recurring charge types, billing rules, penalty rules, tax settings, utility settings, users, roles, invoice templates, and operational configuration.
MODERNIZE may provide implementation guidance, configuration services, and training, but the customer must verify that the final configuration reflects its commercial, accounting, legal, and operational requirements.
1.9 Third-Party Services
RenTA may connect with or rely on third-party providers such as cloud services, payment gateways, banks, QR-payment services, authentication providers, email or SMS providers, app stores, accounting systems, analytics services, utility devices, or external APIs.
Third-party services are governed by their own terms, pricing, policies, availability, security, and technical limitations. MODERNIZE is not responsible for failures or changes outside its reasonable control.
2.1 Commercial Packages
RenTA AUTOBill is offered through Starter, Growth, Premium, Enterprise, and other customized configurations approved in writing by MODERNIZE.
Package rates, recurring charge allowances, property scope, included applications, users, optional modules, implementation services, support, and integrations depend on the active pricing schedule and approved commercial agreement.
2.2 Definition of a Billable Unit
A billable unit is an active room, apartment, office, shop, commercial space, parking space, rentable unit, service unit, or another unit enabled for billing under a customer branch in RenTA AUTOBill.
Unit activation, deactivation, counting, billing-period, and proration rules follow the customer’s approved quotation, subscription configuration, and system records.
2.3 Minimum Billable Units per Branch
Starter, Growth, and Premium subscriptions are subject to a minimum of ten (10) billable units for each branch.
When a branch has fewer than ten active billable units, subscription charges for that branch are calculated using ten billable units. When a branch has more than ten active billable units, its actual active billable-unit count is used.
Branch A has 6 active units and is billed using 10 units. Branch B has 20 active units and is billed using 20 units. The combined subscription is therefore calculated using 30 billable units.
2.4 Monthly Subscription Calculation
For Starter, Growth, and Premium, the monthly subscription is generally calculated as:
The total subscription is the combined amount calculated across all active branches, subject to the approved package, property scope, modules, users, and commercial agreement.
2.5 Enterprise Pricing
Enterprise pricing is prepared through a customized quotation. The Enterprise quotation may consider companies, branches, billable units, recurring charge types, users, applications, integrations, infrastructure, branding, custom development, migration, training, support, and service-level requirements.
2.6 Package Availability
- RenTA PORTAL is available with the core commercial packages, subject to the selected package and activated capabilities.
- RenTA STAFF is not included with Starter.
- RenTA STAFF may be added as an optional module with Growth.
- Standard RenTA STAFF operations are included with Premium.
- Enterprise RenTA STAFF workflows may be customized according to the approved scope.
2.7 Setup and Implementation Services
Setup, onboarding, configuration, data preparation, migration, document setup, training, integration, testing, deployment, and go-live services may be charged separately.
Unless otherwise agreed in writing, applicable implementation fees must be paid before the relevant work begins.
2.8 Optional Modules and Additional Scope
Additional charges may apply for:
- RenTA STAFF optional modules.
- Accounting and financial-control modules.
- Additional named users.
- Additional properties or branches.
- Custom recurring charge structures.
- Payment, banking, ERP, and accounting integrations.
- Smart-meter and utility integrations.
- Custom dashboards, reports, and workflows.
- Dedicated infrastructure and premium support.
- Enterprise white-label web and mobile applications.
Additional scope becomes billable when activated, configured, delivered, or made available, unless otherwise agreed in writing.
2.9 Taxes and External Charges
Public prices and quotations exclude applicable taxes unless expressly stated otherwise.
Taxes, duties, withholding obligations, bank charges, payment-processing fees, currency-conversion fees, app-store fees, infrastructure fees, and third-party charges may be added or handled according to applicable law and the signed commercial agreement.
3.1 Invoicing and Billing Cycle
Invoices may be issued monthly, quarterly, annually, upfront, by milestone, or according to the approved quotation, invoice, order form, or service agreement.
Subscription charges continue until the subscription is cancelled, expires, is terminated, or is changed according to the applicable commercial terms.
3.2 Due Dates and Payment Completion
- Payment is due within the period stated on the invoice or signed commercial agreement.
- Customers are responsible for paying through an approved payment channel.
- Payment is complete only when cleared funds are received and confirmed.
- Transfer fees, bank fees, gateway fees, and currency-conversion costs may be payable by the customer unless otherwise agreed.
3.3 Late Payment and Service Enforcement
Unless a signed agreement provides a different procedure, MODERNIZE may apply the following staged enforcement process when a RenTA invoice remains unpaid.

Reactivation may require settlement of outstanding invoices, applicable reactivation fees, verification of payment, account review, and acceptance of updated commercial terms.
3.4 Upgrades, Downgrades, and Scope Changes
Customers may request changes to packages, units, branches, properties, users, recurring charge types, modules, integrations, support levels, or Enterprise scope.
Availability, pricing, effective dates, billing adjustments, and implementation requirements are confirmed through an approved quotation, order form, invoice, or written commercial confirmation.
3.5 Refunds
Except where required by law or expressly approved in writing, setup fees, onboarding fees, migration fees, implementation fees, training fees, customization fees, integration fees, third-party charges, and paid subscription fees are non-refundable.
Credits, extensions, refunds, or commercial adjustments may be approved at MODERNIZE’s discretion or according to a signed agreement.
3.6 Invoice Disputes
Customers should report suspected invoice errors promptly and provide reasonable supporting details before the due date. Any undisputed invoice amount remains payable on time.
3.7 Renewal
Renewal timing, subscription period, notice period, minimum commitment, renewal pricing, and continuity follow the approved quotation, invoice, order form, subscription confirmation, or service agreement.
3.8 Cancellation
Cancellation requests must follow the notice period and procedure stated in the applicable commercial agreement.
Cancellation does not remove obligations for outstanding invoices, committed subscription periods, completed services, activated modules, third-party charges, or other fees already incurred.
4.1 Service Availability
MODERNIZE works to maintain reliable, secure, and commercially reasonable operation of RenTA. However, no software platform can be guaranteed to operate without interruption, maintenance, error, delay, or third-party dependency.
Any specific uptime commitment, response time, service credit, maintenance window, or service-level obligation applies only when included in a signed agreement.
4.2 Maintenance and Product Changes
MODERNIZE may update, improve, replace, modify, suspend, or discontinue features to maintain security, service reliability, scalability, compliance, technical compatibility, or product development.
Where commercially reasonable, notice may be provided before material changes affecting subscribed services.
4.3 Customer Support
Support availability, channels, response targets, escalation procedures, included hours, on-site assistance, and dedicated account management depend on the customer’s package or signed support agreement.
4.4 Data Export After Cancellation or Termination
Data-export assistance may be available after cancellation or termination, subject to technical feasibility, account status, settlement of outstanding invoices, data-retention practices, support availability, applicable law, and additional service fees.
Customers should request and complete required exports before the applicable account closure or data-retention period ends.
5.1 Intellectual Property
RenTA AUTOBill, RenTA PORTAL, RenTA STAFF, associated software, architecture, workflows, user interfaces, databases, modules, documentation, branding, content, source code, and technical materials remain the intellectual property of MODERNIZE Tech Insights Co., Ltd. or its licensors.
A subscription grants only a limited, non-exclusive, non-transferable right to access and use the approved services. It does not transfer ownership of the platform, source code, architecture, or intellectual property.
5.2 Enterprise White Label
An approved Enterprise white-label service may permit customer branding, domains, document templates, web experiences, and branded tenant or staff applications.
White label does not transfer ownership of RenTA technology, architecture, modules, or source code. Any source-code, technology, or intellectual-property licensing arrangement requires a separate written agreement signed by MODERNIZE.
5.3 Confidentiality
Each party may receive confidential commercial, operational, customer, financial, or technical information during sales, implementation, training, support, integration, and service delivery.
Each party agrees to apply reasonable care, use confidential information only for the intended business relationship, and avoid unauthorized disclosure.
5.4 Customer Business Responsibility
Customers remain responsible for verifying invoices, billing rules, penalties, tenant communications, payment records, tax treatment, accounting entries, property decisions, legal obligations, and operational actions based on RenTA outputs.
5.5 Suspension and Termination
MODERNIZE may restrict, suspend, or terminate service where a customer materially breaches these Terms, fails to pay fees, creates a security risk, misuses the platform, violates applicable law, infringes rights, provides materially false information, or disrupts the service.
5.6 Disclaimer
RenTA is provided as a commercial software service. To the maximum extent allowed by applicable law, the platform is provided without guarantees that it will be uninterrupted, error-free, or suitable for every customer scenario.
5.7 Limitation of Liability
To the maximum extent permitted by applicable law, MODERNIZE will not be responsible for indirect, incidental, special, consequential, punitive, business-interruption, profit, revenue, goodwill, or similar losses arising from use of RenTA.
Unless a signed agreement states otherwise, any direct liability will be limited to the amount paid for the relevant service period giving rise to the verified claim.
5.8 Order of Precedence
When these website Terms conflict with a signed quotation, order form, implementation scope, service agreement, Enterprise agreement, master services agreement, or another written agreement, the signed document controls for the subject covered by that document.
5.9 Updates to These Terms
MODERNIZE may update these Terms to reflect product, commercial, security, regulatory, or operational changes. The current effective date will be displayed at the top of this page.
